Renting makes sense when*

  • You want to keep the home for your own seasons
  • The rent covers what the home costs you to hold
  • You may sell later, with a rental record behind it

Selling makes sense when*

  • Holding costs outrun what the home can earn
  • Your city or HOA rules close off the rental you planned
  • You need the equity now

The rule that decides it

Why seasonal leases matter here.

Most valley cities now restrict short-term vacation rentals. Rancho Mirage bans stays of 27 days or less. Leases of 30 days and longer are the rental most owners can still run, and it's the only kind we manage.*

Whether your home can run one depends on your city and often on your HOA. We check both for your address before we recommend anything.

Questions owners ask us

Straight answers.

What if I decide to sell later?

Tony is a licensed broker, in California real estate since 2015, so we can list your home when the time comes. You won't have to start over with someone new, and your rental record goes with the listing.

Can I still rent short-term in my city?

It depends on the city and often on your HOA. We check both for your address before we recommend anything.

What does renting it out cost?

20% of rental income for seasonal homes, 12% for long-term, and a one-time $1,000 onboarding fee. Nothing else.Every fee, on one page

Tell us the address. We'll send back what it could earn as a seasonal or long-term rental. If selling makes more sense, Tony will say so.
