Golf course homes in La Quinta below the Santa Rosa Mountains

La Quinta Property Management

Golf, HOAs and the Cove

Long-term and seasonal rentals across La Quinta, from the Cove to the golf communities, read against every HOA packet.

We manage long-term and seasonal rental homes across La Quinta. Much of the city sits inside golf and HOA communities with their own leasing rules, so we read the HOA packet before a tenant moves in.*

Renting out a home in La Quinta comes down to knowing what the city and your HOA allow, pricing the home for the people who rent here, and finding a tenant who fits the community. We handle all three, from the first walk-through to the monthly statement.

What the city allows

Rental Rules in La Quinta

New short-term permits: bannedIn most of the city since May 20, 2021.
31 days or more: allowedOur seasonal stays here start at 31 days.

La Quinta has banned new short-term vacation rental permits in most of the city since May 20, 2021. Homes that already hold a permit can keep renewing it, and a few places can still get a new one: listed resort and commercial areas, certified lots of 25,000 square feet or more, and homeshare permits where the owner stays in the home during the visit. A permit ends when the home sells, so a buyer outside those places cannot rent it short-term.

In La Quinta a stay of 30 days or less counts as a short-term rental, so even a 30-day booking needs a permit. Every seasonal stay we run here is 31 days or longer, so your home rents to month-long guests without the permit or the occupancy tax. A long-term tenant may not sublet the home for 30 days or less either; the city counts that as a short-term rental.*

  • Short-term means 30 consecutive days or less, and part of a day counts as a full day. Municipal Code 3.25
  • No new General or Primary permits since May 20, 2021, outside the city’s listed exempt areas and certified large lots. City of La Quinta
  • A homeshare permit requires the owner to stay in the home for the whole of the guest’s visit. City of La Quinta
  • A permit ends when the home sells, and renting on after the sale can bring a $1,000-a-day fine. Municipal Code 3.25
  • A long-term tenant who sublets for 30 days or less turns the home into a short-term rental. Municipal Code 3.25
  • Short stays pay 10% transient occupancy tax, plus a 1% tourism assessment on stays of 27 days or less. City STVR FAQ
  • Renting without a permit brings fines of $1,500, $3,000 and $5,000, and the owner can be barred from a permit for good. Municipal Code 3.25
  • Two violations at one home within a year mean an immediate suspension. Municipal Code 3.25

Checked against the City of La Quinta’s own pages, FAQ and municipal code, October 2026. An HOA that allows short-term rentals does not lift the city’s ban, so we check the city’s exempt list and read your HOA’s rules for your address too.

We run seasonal homes in La Quinta that guests book by the month, from fall into spring. These are two of them.*

Why it rents

What Makes La Quinta Work for Rentals

What a La Quinta Home Rents For

Two La Quinta homes can rent very differently even inside the same community. The view, the HOA’s rules, a finished casita and whether the home is furnished all move the number, along with the plan you choose.

That is why we don’t publish a range. We price each home off what comparable homes actually rented for, not what a website guessed, and we tell you which plan fits your home.

What moves the number in La Quinta

  • The communityGolf and HOA communities rent differently than homes in the Cove.
  • The viewMountain and fairway views move a La Quinta rent more than square footage.*
  • The HOAMany La Quinta HOAs set their own minimum lease terms and tenant registration.
  • The casitaA finished casita adds real value.*
  • Furnished or notSeasonal guests expect a home ready to live in; long-term tenants often bring their own.

Who Rents in La Quinta

La Quinta draws tenants who want the golf, the HOA amenities and the quiet: longer-term professionals and retirees who tend to stay once they sign. The pool of tenants is smaller and pickier, so a home can take a little longer to lease, and then it stays.*

Seasonal guests come for the golf and the winter weather and book furnished homes for a month or more. We screen every applicant the same way: credit, background, income, and a call to the last landlord.

The Homes Here

Much of La Quinta is golf and HOA communities, from older clubs to newer gated developments, plus the Cove, an older neighborhood of single-family homes against the Santa Rosa Mountains.*

Club homes and condos are often rented furnished for a season. Single-family homes in the Cove tend to rent best on a long-term lease.*

For owners

Renting Out a Home in La Quinta

What it takes to rent out a home in La Quinta, and the part we handle for you.

A furnished living room opening to a pool in a La Quinta home
Seasonal or Long-Term

La Quinta owners choose between a long-term lease, with steady monthly rent and less wear, and a furnished seasonal plan that can earn more in winter and lets you use the home yourself in the off months. We walk the home with you and recommend one, with the numbers behind it.

HOA and Gate Approval

Many La Quinta communities set their own minimum lease terms, cap how often a home can be leased, and require tenant registration. We read your HOA packet for your address before we list, submit what it asks for, and make sure your tenant is cleared on move-in day.*

Getting the Home Ready

Seasonal guests expect a home that is ready to live in: furnished, stocked and working. We walk the home with you, tell you what it needs before the season, and photograph it once it is ready. Long-term homes can be leased furnished or unfurnished.

Finding and Screening Tenants

Every applicant gets the same check: credit, background, income verification, and a phone call to the previous landlord. The wrong tenant costs more than an empty month, so we wait for the right one, and the lease is signed electronically and in your hands the same day.

Maintenance and Repairs

We handle maintenance with local vendors and bill it at the vendor’s actual cost, with no markup. Your tenant has one number to call, answered by a real person nights and weekends. We inspect the home before move-in, after move-out and in between, with photos.

Permits and Taxes

Stays of 31 days or more fall outside La Quinta’s short-term rental rules and the occupancy tax, so there is no permit to hold for them. A home that already holds a permit files a tax return every month, even with no rentals, and renews on time each year, because a lapsed permit is hard to get back under the ban.*

Nearby Cities We Manage

We run homes in all nine Coachella Valley cities from our Rancho Mirage office. Each city writes its own rental rules, so a plan that works in La Quinta may not work next door. Indian Wells and Indio are the closest.

Owners ask us

La Quinta Property Management FAQ

Can I rent my La Quinta home short-term?

Only if your home already holds a permit or sits in one of the few exempt areas. La Quinta has banned new short-term permits in most of the city since 2021, and a permit ends when the home sells. Stays of 31 days or more are not short-term rentals, and every seasonal stay we run here is 31 days or longer.*

What does a La Quinta home rent for?

It depends on the home: the community, the view, the HOA’s rules, a casita, whether it is furnished, and whether you rent it long-term or by the season. We price each one from what comparable homes actually leased for. Send us the address and we will give you an honest number.

What does property management cost in La Quinta?

We charge 12% of collected rent for long-term homes and 20% for seasonal homes, plus a one-time $1,000 onboarding fee. Maintenance is billed at the vendor’s actual cost, with no markup, and there are no other fees.Every fee, on one page

How long does it take to lease a home in La Quinta?

Often a little longer than the valley average, because the pool of tenants here is smaller and pickier. They tend to stay longer once they sign, so it evens out. We would rather wait for the right tenant than fill the home fast with the wrong one.*

How close is your office to La Quinta?

Our office is in Rancho Mirage, about 20 minutes from most of La Quinta, and a real person answers the phone 24 hours a day.*
