Built for the Long Lease

Long-term and seasonal rentals in Cathedral City, between Palm Springs and Rancho Mirage, ten minutes from our office.*

We manage long-term and seasonal rental homes across Cathedral City. It sits between Palm Springs and Rancho Mirage, and it has a large year-round renter base: people who work across the middle of the valley and want to live close to it.*

Renting out a home in Cathedral City comes down to knowing what the city allows, pricing the home for the people who actually rent here, and finding a tenant who stays. We handle all three, from the first walk-through to the monthly statement.

What the city allows

Rental Rules in Cathedral City

Whole-home short-term: endedIn most of the city since January 1, 2023.
Longer than 30 days: allowedLong-term leases and longer seasonal stays are not short-term rentals.

Cathedral City phased out whole-home short-term vacation rentals. Since January 1, 2023, the city only issues permits for homes in HOA communities in the Resort Residential zone, with a letter from the HOA board, and for home shares where the owner lives on site. Everywhere else, renting a whole home for 30 days or less is not allowed.

That leaves two plans for most owners: a long-term lease, or a furnished seasonal stay longer than 30 days, which the city does not treat as a short-term rental. Every seasonal stay we run in Cathedral City is longer than 30 days.*

  • Short-term means 30 consecutive days or less. New permits are limited to HOA communities in the Resort Residential zone and to owner-present home shares. City of Cathedral City
  • Permits do not transfer. A change in ownership must be reported within 14 days. City of Cathedral City
  • Operating or advertising without a permit carries fines of $5,000, then $10,000, then $15,000. Resolution 2022-14
  • Short stays pay 12% transient occupancy tax plus a 1% tourism assessment. City Finance
  • The city expects a business license for a long-term rental property. City of Cathedral City
  • A Development Code update that writes the Resort Residential limit into zoning goes to City Council in October 2026. It is not adopted yet. City Development Code project

Checked against the City of Cathedral City’s own pages, code and resolutions, October 2026. HOAs can be stricter than the city, so we read your HOA’s rules for your address too.

Homes We Manage in Cathedral City

Most Cathedral City owners we work with rent long-term, and the right tenant here tends to stay. We also run seasonal homes that guests book by the month. This is one of them.*

Why it rents

What Makes Cathedral City Work for Rentals

What a Cathedral City Home Rents For

Two Cathedral City homes on the same street can rent very differently. The plan matters most here: most homes do best on a year-round lease, and a furnished home in a club community can also work as a seasonal rental. The HOA, the condition and the neighborhood move the number too.

That is why we don’t publish a range. We price each home off what comparable homes actually rented for, not what a website guessed, and we tell you which plan fits your home.

Who Rents in Cathedral City

Cathedral City has a large working renter base: people employed across Palm Springs, Rancho Mirage and the middle of the valley who want a year-round home close to work. A good tenant here rarely waits long, and a good one tends to stay.*

Seasonal guests book furnished homes here too, often in the club communities. We screen every applicant the same way: credit, background, income, and a call to the last landlord.

The Homes Here

Cathedral City is mostly single-family homes and condos built from the 1970s on, from country club communities to newer streets north of Interstate 10. Many sit inside an HOA with its own leasing rules.*

Single-family homes with a yard or pool tend to rent best on a long-term lease. Condos in the club communities are the homes most often rented furnished for a season.*

For owners

Renting Out a Home in Cathedral City

What it takes to rent out a home in Cathedral City, and the part we handle for you.

A furnished living room opening to a pool in Cathedral City
Seasonal or Long-Term

Most Cathedral City owners we work with choose a long-term lease: steady monthly rent, less wear, and a tenant who tends to stay. A seasonal plan, furnished and booked by the month, can work for a home in a club community. We walk the home with you and recommend one, with the numbers behind it.

HOA and Gate Approval

Many Cathedral City condo and club communities set their own minimum lease terms and tenant registration. We read your HOA’s rules for your address before we list, submit what it asks for, and make sure your tenant is cleared on move-in day.*

Getting the Home Ready

Long-term homes can be leased furnished or unfurnished; most here rent unfurnished. Seasonal guests expect a home ready to live in, so we walk it with you and tell you what it needs before the season.

Finding and Screening Tenants

Every applicant gets the same check: credit, background, income verification, and a phone call to the previous landlord. The wrong tenant costs more than an empty month, so we wait for the right one, and the lease is signed electronically and in your hands the same day.

Maintenance and Repairs

We handle maintenance with local vendors and bill it at the vendor’s actual cost, with no markup. Your tenant has one number to call, answered by a real person nights and weekends. We inspect the home before move-in, after move-out and in between, with photos.

Permits and Taxes

Stays longer than 30 days are not short-term rentals in Cathedral City, so there is no vacation rental permit or occupancy tax to handle for them. The city does expect a business license for a long-term rental property, and we tell you what that involves before we list.*

What does property management cost in Cathedral City?

We charge 12% of collected rent for long-term homes and 20% for seasonal homes, plus a one-time $1,000 onboarding fee. Maintenance is billed at the vendor’s actual cost, with no markup, and there are no other fees.Every fee, on one page

How long does it take to lease a home in Cathedral City?
