Indian Wells Property Management
A City of Clubs
Long-term and seasonal rentals in Indian Wells, from club estates to golf-course condos, fifteen minutes from our office.*
We manage long-term and seasonal rental homes in Indian Wells. Most of the city is gated country clubs, so renting out a home here means working with the club and the HOA as much as with the city.*
Renting out a home in Indian Wells comes down to knowing what the city and your club allow, pricing the home for the people who rent here, and finding a tenant who fits the community. We handle all three, from the first walk-through to the monthly statement.

What the city allows
Rental Rules in Indian Wells
Indian Wells sets a 29-night minimum on short-term rentals across the city, with two exceptions: a 7-night window around the BNP Paribas Open each March, and homes in communities whose HOA voted to opt out of the minimum. Each person may hold only one permit, and it is void when the home sells.
Stays of 30 days or more are not short-term rentals in Indian Wells. Every seasonal stay we run here is 30 days or longer, so your home rents to month-long guests outside the short-term permit and the occupancy tax. If your community opted out, we tell you what that allows.
- Short-term rentals must be at least 29 consecutive nights, outside the opt-out HOAs and approved new developments. Municipal Code 5.20
- Around the annual tennis tournament, from one week before to three days after, the minimum drops to 7 nights. City of Indian Wells
- Communities including Eldorado, Toscana Country Club, The Reserve and Desert Horizons have opted out of the minimum stay. City opt-out map (2024)
- Only one permit is issued per person, and a permit is void when the home sells. Municipal Code 5.20
- The permit and the business license are $296.88 each, renewed every January 1. City application form
- Short stays pay 12.25% transient occupancy tax plus a 1% tourism assessment, filed quarterly. City application form
- Owner fines are $2,500, then $5,000, and three violations suspend the permit for a year. Municipal Code 5.20
Checked against the City of Indian Wells’ own pages, code and forms, October 2026. Clubs and HOAs can be stricter than the city, so we read your club’s rules for your address too.

Why it rents
What Makes Indian Wells Work for Rentals
What an Indian Wells Home Rents For
Indian Wells homes range from golf-course condos to large estates inside the clubs, and two homes in the same club can rent very differently. The club, the view, the HOA’s rules and whether the home is furnished all move the number, along with the plan you choose.
That is why we don’t publish a range. We price each home off what comparable homes actually rented for, not what a website guessed, and we tell you which plan fits your home.
What moves the number in Indian Wells
- The clubEach club draws its own guests and sets its own leasing rules.
- The viewFairway and mountain views move an Indian Wells rent most.*
- The HOAClub HOAs often set minimum lease terms and guest registration.
- Furnished or notSeasonal guests expect a home ready to live in; long-term tenants often bring their own.
- The seasonWinter, and the March tennis tournament, carry the seasonal year.*
Who Rents in Indian Wells
Indian Wells draws tenants who want the clubs, the quiet and the golf: longer-term professionals, retirees and seasonal residents who stay for the winter. Many come for all or part of the BNP Paribas Open in March.*
We screen every applicant the same way: credit, background, income, and a call to the last landlord, and we make sure the tenant clears the club’s own registration before move-in.

The Homes Here
Most homes in Indian Wells sit inside a gated country club, from condos and villas along the fairways to custom estates. Each club has its own HOA, its own leasing rules and often its own guest registration.*
Condos and villas in the clubs are often rented furnished for a season. Larger homes tend to rent best to long-term tenants or longer seasonal stays.*

For owners
Renting Out a Home in Indian Wells
What it takes to rent out a home in Indian Wells, and the part we handle for you.

Seasonal or Long-Term
Indian Wells owners choose between a long-term lease and a furnished seasonal plan that can earn more in winter and lets you use the home yourself in the off months. We walk the home with you and recommend one, with the numbers behind it.
HOA and Gate Approval
Most Indian Wells homes are inside a club with its own HOA, minimum lease terms and tenant registration. We read your club’s rules before we list, submit what it asks for, and make sure your tenant is cleared at the gate on move-in day.*
Getting the Home Ready
Seasonal guests here expect a home that is ready to live in and finished to the standard of the club. We walk the home with you, tell you what it needs before the season, and photograph it once it is ready. Long-term homes can be leased furnished or unfurnished.
Finding and Screening Tenants
Every applicant gets the same check: credit, background, income verification, and a phone call to the previous landlord. The wrong tenant costs more than an empty month, so we wait for the right one, and the lease is signed electronically and in your hands the same day.
Maintenance and Repairs
We handle maintenance with local vendors and bill it at the vendor’s actual cost, with no markup. Your tenant has one number to call, answered by a real person nights and weekends. We inspect the home before move-in, after move-out and in between, with photos.
Permits and Taxes
Stays of 30 days or more are outside the short-term rental rules, and monthly rentals are exempt from the city’s occupancy tax, so there is no short-term permit to hold for them. Shorter stays need the permit, a business license and quarterly tax returns; we tell you what applies before you decide.*

Nearby Cities We Manage
We run homes in all nine Coachella Valley cities from our Rancho Mirage office. Each city writes its own rental rules, so a plan that works in Indian Wells may not work next door. Palm Desert and La Quinta are the closest.
