Palm Springs Property Management
Fee Land, Lease Land, Both
Long-term and seasonal rentals across Palm Springs, from mid-century homes to condos on leased land.
We manage long-term and seasonal rental homes across Palm Springs. The city has the most detailed rental rules in the Coachella Valley, and a wrinkle no other city here has: a large share of homes sit on land the owner does not own outright.*
Renting out a home in Palm Springs comes down to knowing which rules apply to your address, pricing it for what it actually is, fee land or lease land, and choosing the right plan: a year-round lease or a seasonal stay of 30 days or more.

What the city allows
Rental Rules in Palm Springs
Palm Springs allows short-term vacation rentals, but only with a city registration certificate, only in single-family homes and condos, and only while your neighborhood is under the city’s 20% cap. The city enforces the rules closely, with fines that start at $500 and reach $5,000 and permanent ineligibility for operating without a certificate.
Stays of 29 days or more are not short-term rentals under the ordinance. Every seasonal stay we run here is 30 days or longer, so your home rents to month-long guests without the certificate, the stay limits or the vacation rental tax. If you want to run short-term stays yourself, we walk you through what the city requires.
- Apartments and multi-unit buildings cannot be vacation rentals. Accessory dwelling units cannot rent for less than 30 days. City FAQ
- One vacation rental certificate per person, and certificates do not transfer when the home sells. City FAQ
- New certificate holders are limited to 26 stays a year, two guests per bedroom, and eight guests total. Municipal Code 5.25
- The registration certificate costs $1,046 a year, set by Resolution 25344 in December 2025. City of Palm Springs
- Short stays pay 11.5% transient occupancy tax plus a 1% tourism assessment, with a return filed every month, booked or not. City Finance
- A local contact must answer a complaint by phone within 15 minutes and be on site within 30, under Ordinance 2133 (July 2026). City of Palm Springs
- When a neighborhood reaches 20%, new applications go to a wait list. The city updates the counts weekly. City density table
- Some older long-term units also fall under the city’s own rent increase limits. Municipal Code 4.10
Checked against the City of Palm Springs’ own pages and municipal code, October 2026. HOAs can be stricter than the city, and the city requires an HOA letter for every certificate, so we read your HOA’s rules too.

Homes We Manage in Palm Springs
We run seasonal homes across Palm Springs: mid-century pool homes and newer builds that guests book by the month, from fall into spring, plus year-round homes on long-term leases. These are a few of them.*
Why it rents
What Makes Palm Springs Work for Rentals
What a Palm Springs Home Rents For
Two Palm Springs homes a block apart can rent very differently. Land lease is the biggest reason: a home on leased land often rents best on a long-term lease, because the ground lease terms are easier for a tenant signing for a year to accept. Fee land homes in the resort neighborhoods often do better as seasonal rentals.*
That is why we don’t publish a range. We price each home off what comparable homes actually rented for, not what a website guessed, and we tell you which plan fits your home.

Who Rents in Palm Springs
Palm Springs has a long-term workforce tied to hospitality, healthcare and local business, and those tenants want a year-round lease close to work.*
Seasonal guests come for the weather and book a furnished home for a month or more, often returning to the same house year after year. We screen both the same way, every time: credit, background, income, and a call to the last landlord.

The Homes Here
Palm Springs is known for its mid-century homes, and many of them sit on land leased from the Agua Caliente Band of Cahuilla Indians. A home on leased land carries a ground lease with its own term and payment, and that shapes both its rent and the tenants it draws.*
Beyond the single-family homes, the city has a large stock of condos and townhomes, many in HOAs with their own leasing rules. Condos are often the easiest homes to rent furnished for a season; pool homes tend to rent well on either plan.*

For owners
Renting Out a Home in Palm Springs
What it takes to rent out a home in Palm Springs, and the part we handle for you.

Seasonal or Long-Term
Palm Springs leaves you three options: a long-term lease, a seasonal stay of 30 days or more, or short-term stays with a city certificate. We run the first two. A long-term lease brings steady monthly rent and less wear; a seasonal plan can earn more in winter and lets you use the home yourself in the off months. We walk the home with you and recommend one, with the numbers behind it.
HOA and Gate Approval
Many Palm Springs condo and gated communities set their own minimum lease terms and tenant registration. We read your HOA’s rules for your address before we list, submit what it asks for, and make sure your tenant is cleared on move-in day.*
Getting the Home Ready
Seasonal guests expect a home that is ready to live in: furnished, stocked and working. We walk the home with you, tell you what it needs before the season, and photograph it once it is ready. Long-term homes can be leased furnished or unfurnished.
Finding and Screening Tenants
Every applicant gets the same check: credit, background, income verification, and a phone call to the previous landlord. The wrong tenant costs more than an empty month, so we wait for the right one, and the lease is signed electronically and in your hands the same day.
Maintenance and Repairs
We handle maintenance with local vendors and bill it at the vendor’s actual cost, with no markup. Your tenant has one number to call, answered by a real person nights and weekends. We inspect the home before move-in, after move-out and in between, with photos.
Permits and Taxes
Seasonal stays of 30 days or more fall outside the vacation rental ordinance, so there is no certificate to hold and no vacation rental tax return to file for those stays. Short stays of 28 nights or fewer need the city certificate and a monthly tax return; we tell you what that involves before you decide.*

Palm Springs Property Management FAQ
Can I rent my Palm Springs home short-term?
Yes, with a city vacation rental registration certificate, in single-family homes and condos only, and only while your neighborhood is under the city’s 20% cap. Stays of 29 days or more are not short-term rentals under the ordinance, and every seasonal stay we run here is 30 days or longer.
What does a Palm Springs home rent for?

What does property management cost in Palm Springs?
We charge 12% of collected rent for long-term homes and 20% for seasonal homes, plus a one-time $1,000 onboarding fee. Maintenance is billed at the vendor’s actual cost, with no markup, and there are no other fees.Every fee, on one page
Do you manage homes on leased land?
Yes. Many Palm Springs homes sit on leased land, and the ground lease changes what a home can rent for and who will sign a lease on it. We manage both fee land and lease land homes and price each for what it actually is.
