Rancho Mirage Property Management
ADE Worldwide manages long term and seasonal rental homes in Rancho Mirage, and unlike most companies that serve this city, our office is actually in it, on Mirage Cove Drive. Family owned, two licensed agents, 5.0 stars across more than 150 reviews. We are five minutes from most homes we manage. In golf cart terms, fifteen.
What your home rents for
Most long term rentals we see in Rancho Mirage land between $4,500 and $7,000 a month, the strongest typical range in the Coachella Valley. Homes inside the country club gates with golf or mountain views push the top of that range. Condos and smaller homes usually start closer to the middle. If you want a number for your own home, call us and we will give you an honest one.
Where we work
We manage homes across Rancho Mirage, including Rancho Las Palmas, Mission Hills, Sunrise Country Club, The Springs, Magnesia Falls Cove and Thunderbird, and our own street: we currently represent seasonal homes on Mirage Cove Drive and Via Las Flores.
Who rents here
Eisenhower Health is in town, and its physicians, nurses and visiting specialists make some of the steadiest long term tenants in the valley. Winter brings seasonal residents who stay 30 days or longer and treat the house like the vacation they waited all year for. We screen both kinds the same way: carefully.
Questions Rancho Mirage owners actually ask
What does a long term rental in Rancho Mirage go for?
Most homes we manage or evaluate in Rancho Mirage rent between $4,500 and $7,000 a month. Gated country club homes with views sit at the top of the range. That is the strongest typical rent in the Coachella Valley.
What does property management cost in Rancho Mirage?
ADE charges 12% of collected rent for long term management and 20% for seasonal homes, plus a one time $1,000 onboarding fee when we take your home on. We are not the cheapest in the valley, and our owners knew that when they hired us. What you will not find is markup: maintenance is billed at actual vendor cost, and the phones are answered 24 hours a day by a real person. That is the whole list.
Do you screen tenants yourselves?
Yes, every applicant, every time: credit, background, income verification, and a phone call to the previous landlord. We are picky on purpose. It is far easier to keep a good tenant than to remove a bad one.
Can you handle the HOA side of a gated community rental?
Yes. Much of Rancho Mirage sits behind gates with leasing rules, minimum lease terms and tenant registration requirements, and we deal with the HOA paperwork directly so your tenant clears the gate without drama.
SERVICES INCLUDE:
Dynamic Rental Prices and Projections
We price off what the market actually paid, not what a website guessed. Priced right the first time beats three months chasing the number down.
Lease Enforcement and Eviction Assistance
We hold the line on the lease so you never have to be the bad guy. Late is late, damage is documented, and it is on paper before it matters.
Rent Collection Services
Collected, deposited and reported on a schedule you can set a watch by. If rent is late, you hear it from us first.
Background Checks and Guest Screening
Credit, background, income, and a call to the last landlord. The wrong tenant costs more than an empty month, so we wait for the right one.
Scheduled Property Inspections
Photos of every room before move in and after move out, and walkthroughs in between. Nothing gets argued about later because nothing is left to memory.
Bookkeeping Management
Clean statements with receipts attached, and maintenance billed at cost with no markup. Your accountant gets the whole year in one email.
24/7 Tenant and Maintenance Hotline
One number, a real person, nights and weekends. Your tenant never wonders if anyone is coming. Neither do you.
LEASE SIGNINGS
Signed electronically, logged, and in your hands the same day. Not whenever someone gets around to it.
Effective Leasing Negotiations
We negotiate for your bottom line, not for a fast close. A better tenant at a better rate is worth the extra two weeks.
