Bermuda Dunes Property Management
County Rules, Not City Rules
Long-term and seasonal rentals in Bermuda Dunes, unincorporated Riverside County, gated or not.
We manage long-term and seasonal rental homes in Bermuda Dunes. It is not a city: it is unincorporated Riverside County, so the county’s rental rules apply here, not a city’s, and that changes a few things owners do not expect.
Renting out a home in Bermuda Dunes comes down to knowing what the county and your HOA allow, pricing the home for the people who rent here, and finding a tenant who stays. We handle all three, from the first walk-through to the monthly statement.

What the county allows
Rental Rules in Bermuda Dunes
Bermuda Dunes follows Riverside County’s short-term rental rules, updated in September 2026. A stay of under 30 days needs a county Short Term Rental Certificate and a separate county occupancy tax certificate. There is no cap or wait list in Bermuda Dunes. The certificate does not pass to a buyer: it ends when the owner changes, and the new owner applies from scratch.
The county does not check your HOA’s rules, so in a gated Bermuda Dunes community the HOA is the real gate. The county’s occupancy tax reaches stays of 30 days or less, so every seasonal stay we run here is 31 days or longer, without the certificate or the tax.*
- Short-term means fewer than 30 consecutive days, with a minimum of two days and one night. County Ord. 927.3
- Caps and wait lists apply only in Idyllwild and Temecula wine country, not in Bermuda Dunes. County Ord. 927.3
- The certificate ends when the owner changes; it does not run with the land. County Ord. 927.3
- Registration is $1,077 for a new certificate and $775 to renew, from October 25, 2026. County Ord. 671.25
- Each home needs an exterior sign, a noise monitor and on-site parking; off-site parking is not allowed. County Ord. 927.3
- Short stays pay the county’s 10% occupancy tax, filed quarterly; stays of more than 30 days are exempt. County Tax Collector
- Citations run $1,500, $3,000 and $5,000, and repeated notices lead to suspension or revocation. County Ord. 927.3
Checked against Riverside County’s own pages and ordinances, October 2026. The county does not check HOA rules, so we read your HOA’s rules for your address too.

Why it rents
What Makes Bermuda Dunes Work for Rentals
What a Bermuda Dunes Home Rents For
Bermuda Dunes rents depend on the lot, the golf access and whether the home sits behind a gate. It is a smaller market than its neighbors, so a well-priced home can take a few weeks longer to lease, and pricing it right matters more.*
That is why we don’t publish a range. We price each home off what comparable homes actually rented for, not what a website guessed, and we tell you which plan fits your home.
What moves the number in Bermuda Dunes
- The lotGolf course lots and larger lots rent differently than interior streets.
- The gateGated homes draw tenants who pay for quiet and privacy.
- The HOAGated communities often set their own leasing rules.
- ConditionA home that shows well leases faster and to a better tenant.
- Furnished or notSeasonal guests expect a home ready to live in; long-term tenants often bring their own.
Who Rents in Bermuda Dunes
Bermuda Dunes draws a quieter, more private tenant who wants the golf and the desert without the tourist crowd: golfers, retirees and professionals who want easy access to both Indio and La Quinta without living in either.*
We screen every applicant the same way: credit, background, income, and a call to the last landlord. It is far easier to keep a good tenant than to remove a bad one.

The Homes Here
Bermuda Dunes is single-family homes and condos around the Bermuda Dunes Country Club and the gated communities nearby, plus homes on open streets. Many sit inside an HOA with its own leasing rules.*
Golf course homes and condos are often rented furnished for a season. Homes on open streets tend to rent best on a long-term lease.*

For owners
Renting Out a Home in Bermuda Dunes
What it takes to rent out a home in Bermuda Dunes, and the part we handle for you.

Seasonal or Long-Term
Bermuda Dunes owners choose between a long-term lease, with steady monthly rent and less wear, and a furnished seasonal plan that can earn more in winter and lets you use the home yourself in the off months. We walk the home with you and recommend one, with the numbers behind it.
HOA and Gate Approval
Gated Bermuda Dunes communities often set their own minimum lease terms and tenant registration. We read your HOA’s rules for your address before we list, submit what it asks for, and make sure your tenant clears the gate on move-in day.*
Getting the Home Ready
Seasonal guests expect a home that is ready to live in: furnished, stocked and working. We walk the home with you, tell you what it needs before the season, and photograph it once it is ready. Long-term homes can be leased furnished or unfurnished.
Finding and Screening Tenants
Every applicant gets the same check: credit, background, income verification, and a phone call to the previous landlord. The wrong tenant costs more than an empty month, so we wait for the right one, and the lease is signed electronically and in your hands the same day.
Maintenance and Repairs
We handle maintenance with local vendors and bill it at the vendor’s actual cost, with no markup. Your tenant has one number to call, answered by a real person nights and weekends. We inspect the home before move-in, after move-out and in between, with photos.
Permits and Taxes
Stays of 31 days or more fall outside the county’s short-term rules and its occupancy tax, so there is no certificate to hold for them. Short stays need the county certificate, a separate tax certificate, quarterly tax returns and a renewal before the expiration date, since the county no longer gives a grace period.*
