Why seasonal leases matter here. Most valley cities now restrict short-term vacation rentals. Rancho Mirage bans stays of 27 days or less. Leases of 30 days and longer are the rental most owners can still run, and it's the only kind we manage.*

What does it cost, all in?

20% of rental income for seasonal homes, 12% for long-term, and a one-time $1,000 onboarding fee either way. That's all of it. No hidden fees, no renewal, vacancy, markup or claim fees on top.

What is included in your fee?

Rental pricing, tenant screening, rent collection and bookkeeping, scheduled inspections, a 24/7 tenant hotline and lease enforcement.

Can I still rent short-term in my city?

It depends on the city and often on your HOA. We check both for your address before we recommend anything.

What if I decide to sell later?

Tony is a licensed broker, in California real estate since 2015, so we can list your home when the time comes. You won't have to start over with someone new, and your rental record goes with the listing.

What don't you pay out of the rent?

HOA dues, property taxes and similar owner costs stay with you. We're clear about it up front.
